Many clients initially contact me because they believe they’ve run out of space and need to move or build an extension.
However, after an initial site inspection, I often find that their existing space simply isn’t working hard enough or being used to its full potential.
One common issue is dedicating a ‘spare room’ for guests who only visit a few times a year. In such cases, I recommend making the spare room multifunctional as a dressing room, home office, playroom, or snug.
Dedicating an entire room solely as a guest bedroom, used only sporadically, wastes valuable space that could take the pressure off your day to day living.
One recent client had dedicated one of the best bedrooms in their 4 bedroom property as a guest bedroom, complete with an ensuite! I challenged this setup, and we transformed it into their daughter’s bedroom. This larger room now accommodates her play area, time with friends, and sleepovers, providing a space she can grow into.
The smaller, north-facing bedroom was repurposed as the spare room, lined with floor-to-ceiling built-in wardrobes to double as a dressing room.
There was no need to move or build a costly extension. We just redesignated space and used it more efficiently. Her mum is delighted to have a room of her own when she comes to stay, and their daughter is growing in to the space as she starts life at secondary school.
